What is a Short Sale?

When you want to sell your home, but the market value of your home is less than what you owe on your mortgage, you have a short sale. A situation like this requires approval from your bank(s) before you can sell your home. Each bank has their own procedures for a short sale. Basically, you have to apply for approval, as well as submit documentation that explains why you must short sale your home: a hardship letter, recent check stubs, bank statements, last 2 years of tax returns, and the like. Short sale approval time can range from 60 to 120 days or longer. As your listing agent, I can communicate with the bank on your behalf. I have the experience to successfully sell your home in a short sale situation. What is an REO?

REO is short for Real Estate Owned (by a Bank). A significant share of homes in today's market are REO's. If you are shopping for a home to purchase, chances are you will look at an REO in your search. Sometimes a good deal can be found with an REO because the bank may just want to get it off their hands. One thing to keep in mind with REOs is that the banks that own them are exempt from providing the Seller's Real Property Disclosure. Basically, you purchase an REO home as is.
